As well as provding an efficent and professional service to the viewer ,we use this as an important part of our referencing process to provide a human picture, to support the paper checks
Tenant Due Diligence
Our application process requires the tenants to supply supplemtary information and paperwork to facilitate a desicion on their suitability. Equally, we protect your obligations under legislation in relation to Right to Rent Checks and Financial Sancations verification. Where required, weadd Guarantors to strengthen your security on a Tenancy Agreement
Legals
Our tenancy agreements are constanly reviewed to reflect changes in legislation and tenants are served with all the legal gudies and documents requiresd at the start of a tenancy , that avoid potentail complications and open up a landlord to fines . Furthermore, we make available various guides to assist tenants with common housing questions and provide our emergency process.
Getting off to a Good Start
We take care of collecting the first months rent and deposit prior to issuing of keys. We take the necessary steps to organise an inventory , producing photographic evidence of the proeprties condition, ensuring your asset is best protected. You can relax further as we notify the Council and utilty provders of the new tenants
Payments
We arrange for the deposit to be secured and remit the balance of your first months payment with accompnaying statement . Our fully managed landlords will then receive payments and ongoing statements in line with the tenancy agreement. We look to have a good agent tenant relationship , that assists when rent payments are late to avoid matters quickly escalating.
During the Tenancy
The hard work truly starts once the tenants are in situ. We are available to field with tenant queries as they arise , with any mainteneace matters being dealt with in line with yoru wishes, To ensure you are kept in touch with your property , we will arrange 2 property inspections each year that are document and sent through to you. Where required we can serve notices and facilitate rent reviews
At the end of the Agreement
We will arrange for an inspection which is documented and compared to the move in. From here we can faciltate the return of the deposit in full or informally negotiate a retention with the tenant. We take closing meter readings and collect the keys.
HMO's
These forms of rentals are ever popular amongst Landlords. Tenants are generally Students or Indiviudals looking for a House Share. We are on hand to offer specialsit advice on what is required from licensing to week to week record keeping and routines.
