If your are looking to purchase in the next 3 months then you should ensure you have certainty and have the answers for steps 2-5 below, otherwise you run the risk of missing out on your ideal property. Beyond this time frame, then the steps below should help you begin to understand the questions you may need help getting answers for.
2Affordability
There are many different ways to buy a property, the best method for each person is different and can be governed by many aspects. Probably the following 3 often have the biggest impact; Deposit and where its come from, Income and other credit commitments. Grasping this information assists the basis for your property search and when the time comes making credible offers.

3Property Search
Having established your budget range, you then need to consider what you want from a property and to an extent what priority you give each element.
The following are a good start point:
- Distances to work, family and/or other places of regular interest/activity
- Scope of work you may be happy to do, immediately or a future point
- Number of bedrooms
- Bathrooms
- External space, both front and back

4Viewings

5Progress
Finding a potential property, is an exciting time! Now,If you haven’t already, we suggest you should have details of a conveyancing solicitor, as this will help strengthen how any future offer will be received.
Consider if you want a survey , there are 3 types, Mortgage Valuation, Homebuyers and Building.

6Offer and Purchase
Always understand what is affordable to you and set your parameters.
The offer you make can be influenced by a number of factors. If you are chain free, then this can put you in a stronger position than someone in a chain. Equally, in a fast moving market area, there may be strong interest in a property and a seller has a number of interested parties.
Following our suggestions above and having all the information ready to supply can demonstrate to a seller your ability to proceed and strengthen your offer position.
Offers can be rejected, if they yours does then consider if increasing is an option for you and your overall circumstances.
7Sales Progression
Once you have an offer accepted, it is important you advise your team of professionals of the acceptance . Your financial expert will then be able to confirm the mortgage details and start the application process and equally your conveyancer will start their file and begin the search process. You can then decide the level of survey to best suit your circumstances and the property being purchased.
8Completion (the Keys are yours!)
Depending on circumstances most properties take between 8- 16 weeks to complete from when the first offer and all information is provided.
