All come with a bills included package and furnished. Our properties are located around Derby, with easy access to Rolls Royce, Pride Park, Royal Derby, City Centre and the University of Derby, offering plenty of locations to choose from.

1Your Search

Start your search by browsing through our website, based around a budget you set and either identify an advertised property or properties and register an interest – or just send us your details and what you are looking for on the contact form , as often we let a number of properties well in advance of them reaching our website or the various portals.

We will make contact shortly after and arrange to meet and show you around, or where we are yet to advertise, an initial video may be available. We can repeat this process as many times as required, until you have found something to meet your needs.

2Securing

Once you have decided to proceed, we will send you an application form to your email. Please complete and return, with the documents requested, these are typically Passport (plus sharecode for non-UK passport holders), proof of earnings and bank statement.

When we have received all completed applications, soon after, you will receive the tenancy agreement to sign, with an agreed move in date.

3Moving in

Once all is signed – the property is yours!

You can then carry on with your life, knowing your accommodation is resolved. We will then contact you before the start date, with the property certificates , how to rent guide a copy of our moving in guide, Inventory and time to collect the keys.

Do I pay a deposit?

we ask for £50 holding deposit* when you send in your application form, this unless otherwise agreed, will be allocated to your deposit for the property, which varies between properties from £250 to the equivalent of 5 weeks rent.

This is held until you leave and subject to a satisfactory checkout and cleared rent payments, it will be returned.

Are Bills Included?

Yes, a range of bills are included and these will normally cover gas, electric, water, internet and Council tax. The full range of bills for your property will be clarified on the viewing and on the tenancy agreement.

Can two of us live in a room or studio?

This is assessed on a property-by-property basis, as simply put, some rooms we don’t deem suitable, or there may be a restriction on the licence. So, our best advice is discuss your needs and circumstances with us and we can then sort through the best options available.

Do I need a Guarantor?

We prefer a UK based guarantor and having one will only ever help an application. However, we understand this may not always be possible for everyone. We can look to take the equivalent of 5 weeks rent instead , with landlord agreement
