Preparation advice for Sellers
Preparing your house for our marketing material and photos is a crucial step in the home-selling process.
We want to work with you to make a positive first impression initially in the images of your home that are seen and then ahead of viewings as they can significantly impact potential buyers’ perceptions and, ultimately, the offers you receive. Here are a range of hints and tips to help you get your home ready to market.
1Kerb Appeal
- Front Garden: Mow the lawn, trim hedges, and remove any weeds.
- Splash of Colour: Consider the use of potted plants.
- Lights: Give them a clean and ensure bulbs work. Door bell work ?
- Driveway: move cars and give it sweep
- Fences/Gates/Windows/Doors: Do they need a coat of paint
- Non essentials: Remove bins and any other non essential objects
2Kitchens, Bathrooms & Utilities
- Surfaces: clear as much as possible to highlight workspace
- Cupboards: A quick tidy -they may be opened to check storage
- Sinks and Taps : A good clean and ensure they are empty
- Sponges/Towels/Cleaners- Remove from sightlines
- Bath/Shower bits- Clear then away, so they don’t detract
- Toilet seats – keep them down
3Bedrooms
- Beds: Ensure they are made and duvet crinkles removed
- Floors: keep them clear of any clutter to maximise space
- Washing: Dirty or clean, please put it away
- Wardrobes: Close doors and leave nothing hanging on the fronts
- Toys: Put them away and tidy tops of bedside tables
4Entrance and Reception Rooms
- Shoes: keep them off floors and avoid them as trip hazards
- Coats: keep to a minimum so they don’t close spaces down
- Feature: A bunch of flowers, media wall fire on help set a scene
- Sofas: fluff up cushions and remove non-essential throws
- Pet Beds/Toys: Ideally remove so they are not intrusive
5Garden
- Grass/Borders: Mow the lawn, trim the hedges and remove weeds
- Patio: Make the use of furniture, remove moss and jetwash
- Hoses and Lines: tidy away and remove hoses and washing lines
- Gates/Fences: Do they need a paint or clean
- Non Essentials: Toys or gardening tools, clear them away
6General
- Curtains/Blinds: Open to their full extent
- Paperwork: From tables to Fridges , file from sight
- Declutter & Depersonlaise: Remove non essential items
- Suitable Temperature : Whether its radiators on , or windows open
- General Clean: A spirce throughout to make the rooms heros
